COVID19

Just thought we would update you on COVID19 and how it is affecting and influencing the real estate industry in the triangle area.  The Governor of NC issued a stay at home order on March 27, 2020.  Most of the cities and counties are going by what the state order says and are allowing real estate brokerage to continue as long as "social distancing requirements" are followed.  You can find this full order at https://files.nc.gov/governor/documents/files/EO121-Stay-at-Home-Order-3.pdf
However, the mayor of Durham, NC has decided to be more restrictive on this order and in all of Durham county, the order prohibits any in person showings.  A Realtor can do a virtual showings by facetiming a buyer or using other apps to show the home, a buyer can view an online virtual tour, or a buyer can offer sight unseen on a home.  You can read the more restrictive Durham, NC order at https://durhamnc.gov/CivicAlerts.aspx?AID=2307

Here is what we are doing in other counties around Durham.
Buyers: We are asking if our buyers have any of the following symptoms:  Cough, Fever, Flu like symptoms, sore throat, runny nose.  Have they traveled outside of the county in the last 14 days or have they been around someone that has traveled outside the country in the last 14 days. Have they been exposed to someone that was confirmed with having COVID19. We are asking buyers to keep the 6ft. social distancing while viewing a home and if they have children to either leave them at home with someone or leave them in the car with a parent and switch off viewing the home.  We also ask that they carry hand sanitizer and cover their nose and mouth with either a mask or covering. After we have shown a property, we are cleaning any door knob, lock box, etc. that we have touched


Sellers: Is anyone inside the home ill?  We are also asking sellers to turn on all lights and open all closet doors to limit the surfaces that need to be touched while on showings.  While sellers are usually not home for a showing, if the seller is working from home, we ask that they step out in to the yard while buyers are in the home.  This allows the 6ft distance to be easily obtained. When sellers return home after a showing, we highly encourage the seller to wipe down/clean off all high touch surfaces.  Surfaces such as door knobs, cabinet hardware, light switches, etc. 

In Durham, Only virtual showings are allowed.  If you are already under contract, inspections and appraisals are still happening, but our inspector is inspecting the property without the realtor or buyers and then a conference call is set up between the buyer, realtor, and inspector and the report is reviewed together.  We do understand that there will be some agents that ignore this mandatory order and show in person but we will follow the order as to not endanger our sellers or buyers.
